Winter Tips 2014


With the festive period fast approaching we want to make sure you are ready for the winter weather if you are staying in your property or away for the Christmas break. We thought we would share our Winter Hints and Tips with you, if you have any other questions please do not hesitate to contact your local branch.

HINTS AND TIPS


Heating
Important - Stay warm and save money by keeping your heating on low and constant, keeping the thermostat between 18 degrees Celsius and 21 degrees Celsius where possible. It is very important that you keep the property warm, especially if you are away for the festive period, as pipes can freeze during the winter and the water damage can be extensive. Move furniture away from your radiators and heaters to allow heat to circulate. Stop draughts in their tracks; keep doors closed, blinds or curtains closed and use draught excluders.

Pipes
To ensure pipes do not freeze, keep your central heating system on constant at the frost setting or at least 10 degrees or refer to the tips on heating above.

Water
Make sure you are aware of the location of the water stop cock in case of an emergency such as a burst pipe. Make sure you are aware of how to turn the water off in such a case. On some occasions, the water should be turned off at the stop cock if you are away from the property for a prolonged period of time. However please seek the advice of your property manager before shutting off the water; this is only carried out in certain circumstances or if the property is vacant for more than 30 days or so to comply with your landlord’s insurance policy.

Condensation
Make full use of extractor fans and hoods, do not dry clothes on radiators, use the washer dryer if you have one or a clothes airier.

Mould
Minimise the content of moisture in the air of your property by keeping heating on at low and opening your windows as much as possible to ventilate the rooms. Wipe and remove any condensation regularly. Remove mould or traces of water droplets turning black by using an anti-fungicidal wash with clean cloth, so it doesn’t spread. This is important as moisture or build up of water droplets can damage decoration, especially in the bathroom.

Weather Warnings
Stay weather aware by following the Met Office on Twitter, Facebook, Google+ and YouTube. You can also sign up for severe weather alerts through their Twitter Alerts programme providing updates to your phone. To find out more about how to sign up for Met Office Twitter alerts.

Emergency – Out of hours
You can call our ‘Out of Hours Emergency Line’ on 0131 220 6360. If you are transferred to voicemail, please leave a message stating your name, address, contact details and brief details of your emergency. Please only call this number in cases of an “emergency only”; an emergency is defined as an urgent matter that cannot wait until the next working day such as damage to the property or a safety issue for tenant.

Aye, On Dundee



Grant Property have been providing accommodation across many parts of the UK for years.

An area we operate in is the city of Dundee. So, the purpose of this blog is to share with you what we know about living in Dundee so you can decide if this is the city for you.

Lifestyle

A city whose slogan is ‘One City, Many Discoveries’, does well to maintain this reputation because, like most Scottish cities, it is steeped in history which blends well with the modern era.

Also, with more sunshine than any other Scottish city (Average 1523 hours of sunshine per year), it is not hard to see why many people choose Dundee as the city where they want to work, play or study!

The city has produced many things that people might not be aware of, such as the Beano, Dandy, The Broons and Oor Wullie comics, which were all created in the D.C. Thomson headquarters.

It is also quite deeply involved in the video game industry, playing its part in the creation of two of the world’s most well known games; Lemmings and Grand Theft Auto.

Nightlife

Dundee is rich with a vibrant nightlife as it is quite a studenty town with just a few streets separating the University of Dundee and the University of Abertay. 

There are quite a few clubs to choose from to dance the night away, but the three main clubs are Fat Sams, Liquid, and the Reading Rooms. 

All of which are quite a hotspot for students during the week with cheap club nights like ‘WILD! Fridays’ at Liquid. 

But it’s not all about the students as there are many bars all around Dundee where you can kick back and relax, such as the Malbar cocktail bar at Malmaison.

Entertainment

Dundee offers a lot to its residents and its visitors in the way of things to do and great days out that are perfect for anyone - old or young. 

You can learn about some of Dundee’s history at Broughty Castle; go and see a film in the Cineworld in Dundee, you can scale walls at the Avertical World climbing centre, and if you are feeling really adventurous, then you can face off against your friends in a laser tag battle at Battlefield Live.

Moving in made easy

In our previous blog post, we explained exactly what happens after you have chosen your perfect property, and in this blog post, we will discuss the help that is available for you after you have moved into your new home.

We know that renting a flat or house, and moving into a new property can be stressful (trust us, we’ve been there!), so at all times, we aim to help you move in with as little hassle as possible.

We know that problems can often occur outwith office hours, so once you have moved in and became a tenant with Grant Property, you will be able to access help 24/7 via our dedicated tenant and landlord support website www.grantpropertyhelp.com.

Additionally, if you need to report an emergency repair outside the office hours of 9am-5.30pm, Monday to Friday, you will also have access to a 24/7 helpline for emergency repairs.

To report an emergency repair, simply call 0131 220 6360 then follow the instructions, however do note, non-urgent repairs reported as an emergency may result in call out costs being charged to you, the tenant.

During your tenancy, you will also have a dedicated ARLA-trained Property Manager, who will deal with any questions you may have.

ARLA is the UK industry standard for letting agents, and by being a member, we have signed up to a code of conduct that ensures we operate to the highest standards and ensure our team delivers on service and best practice.

What happens after you've chosen your perfect property?

Once you have viewed one of Grant Property's fantastic homes in the city of your choice, and you have decided on your perfect flat or house, you will no doubt we wanting to know exactly what happens next.

Well, in this blog post, we will provide you with all the advice and information you need to secure your property, complete your online application, and, of course, move into your new home.

First of all, you will each need to pay £100 part payment of deposit per person to secure the property and take it off of the market.

Part payment of your deposit can be paid to secure the property you want over the phone by debit or credit card.

If you decide to secure your property after the viewing, bear in mind this will be the quickest way of doing so to avoid disappointment, you will have to ensure that you know each tenant’s full name, telephone number and email address, the date you would like your tenancy to commence, and your credit or debit card details.

Once you have secured your property, you will each have seven days to complete the online application form and the guarantor form. Don’t worry if you do not have anyone who can act as a guarantor for you, as you have the option to pay the non-guarantor payment which is due seven days prior to your Tenancy Agreement start date.

As well as your online application and guarantor form, you will also need to provide two references and two forms of photographic identification each, and pay the remaining deposit, which is equivalent to one month’s rent, and which will be split between all tenants.

Remember, all of the above will need to be done within seven days of paying the part payment of your deposit; otherwise the property will be immediately re-marketed to find new tenants.
